Why do I need a maintenance program for my commercial HVAC equipment?

At Optimum Mechanical, we have a strong belief in the role of scheduled maintenance on air conditioning and heating systems. Statistics show that well maintained equipment will last longer and reduce energy costs over the life of the system. That is why we have created an affordable program that is designed to help keep our clients systems running in a safe and energy efficient manner.

Safety First!

Today's systems are more complex than ever. Built in safety components keep systems from operating in a hazardous manner. However, just like brakes on an automobile, these components need to be periodically checked, cleaned and adjusted in order to function properly. Commercial furnaces, boilers, unit heaters and packaged roof top units should be checked at the very least on an annual basis to reduce the risks of carbon monoxide poisoning and fire hazards from improper combustion levels.

Efficiency

It is reasonable to assume that most people are concerned with rising energy costs. An average air conditioning unit that is low on refrigerant or operating with a dirty condenser coil can cost more than an annual maintenance agreement in additional energy costs alone. These conditions will also result in reduced cooling capacity and an inability to keep a business comfortable.

Reliability

A maintenance program will not guarantee that a piece of equipment will never fail. However, it is a proven fact that routine maintenance service reduces the risk of breakdown during peak times. Worn or failing parts can often be found and replaced before they fail! Cooling and heating systems never fail at convenient times. Usually failures occur during peak conditions when service companies are backlogged and have a difficult time responding as quickly as you need them.

Convenience

We maintain your records in our computerized system. We notify you to set up your service in the preseason, before it gets too hot or cold. We also maintain a record of all of your equipment service history and filter requirements. Our goal is to take the burden off your list to remember.
