Benefits of Maintenance:
How can I ensure my HVAC system is running properly?

Here’s an easy-to-use checklist to help ensure your HVAC system is performing properly in order to prolong unit life expectancy and decrease overall operating costs.

Warning Signs

The following warning signs may indicate your HVAC unit has experienced a loss in productivity and total lifecycle costs:

  • Dirty evaporator coils, condenser coils and filters can reduce the performance of your air conditioning system, costing you more energy dollars and decreasing the life expectancy of the unit.
  • An improper refrigerant charge can damage the compressor in your air conditioner, increasing your electric energy costs while reducing system efficiency and the overall life span of your equipment.
  • Dirty blower components produce inadequate airflow resulting in system efficiency losses and increased operating costs.
  • Clogged condensate drains can cause water damage and affect indoor humidity levels.

Check It Out

Performing regular maintenance implies four times a year: [1] start of cooling season, [2] start of heating season, [3 + 4] mid season checks for both cooling and heating season.

Tune-up and inspection should consist of as a minimum the following:

  • Replacing of worn belts.
  • Performing filter changes (may need to perform this more often depending on the environment units operate in).
  • Inspecting and adjusting belts and blower motor.
  • Inspecting and lubricating blower bearings.
  • Verifying heating/cooling systems are operable to desired set points.
  • Cleaning condensate drain, trap, and pan.
  • Checking thermostat calibration.
  • Verifying economizer dampers are set and operable.
  • Cleaning evaporator and condenser coils.

Regular Maintenance

Providing regular HVAC system maintenance not only helps to ensure that equipment is operating correctly but it also serves to help maintain unit performance and system efficiency as well as prolong unit life expectancy.
